October Sales For The GTA:

 
Greater Toronto REALTORS® reported 6,681 sales through the Multiple Listing Service® (MLS®) in October 2010. This represented 21% decrease compared to the 8,476 sales recorded in October 2009. Sales to date amounted to a 1% increase compared for the same period in 2009. 

The annual change in sales and average selling prices has been quite uniform across the GTA and by property type as the market has balanced out from record levels of sales in the second half of 2009 and the first few months of 2010, said Toronto Real Estate Board President Bill Johnson

Nov 17th/2010: Brampton REALTORS® reported 540 sales through the Multiple Listing Service® (MLS®) in October, compared to 720 for the same period in October 2009 a 25.5% decrease in sales. 

For Homeowners: If you are a homeowner living in W23, the average price of all house types had an increase between 5-9% with the exception of condo townhouses which saw a slight decrease from 2009 prices. If you are located in W24, semi detached homes feared better than all other house types, an increase of 3.97% from 2009 levels.

For Buyers: If you are planning on buying a home in W23, you can expect to pay between 5-9% more than the 2009 W23 average prices. If buying in W24, the average price of all house types are much higher than W23, with the exception of condo apartments and condo townhouses.

Market Analysis For Brampton By House Type:
   

Condo Apartments:

  • W23 had an increase of 6.44% from 2009 levels.
  • W24  minimal increase of 1.75%
  • Sales for W23 condo apartments for October was dismal with only 14.0% of all listings selling
  • Sales for W24 condo feared much better but had a slower increase than W23.

Detached:

  • Average prices in W23 increase by 6.25% over 2009 prices and had much more active listings than W24
  • Average prices in W24 decreased by 0.84%

Semi-detached:

  • In both districts W23 and W24 semi-detached homes saw an increase of 4-6%
  • Sales were average with 1 in 3 homes selling
  • Semi-detached in both districts were very affordable and not a significant increase from 2009 levels.

Condo Townhomes:

  • W23 prices decrease 0.08% from 2009 levels.
  • W24  slight increase of 2.48% from 2009 prices

Freehold Townhomes:

  • W23 had a price increase of 8.94% from 2009 levels and over 1 in 2 homes sold.
  • W24  saw a decrease of 0.84% in price with less inventory and same as W23 1 in 2 homes selling 

Brampton Statistics: May Sales and Average Price:
 
June 01/2010 -- Brampton REALTORS® reported 808 sales through the Multiple Listing Service® (MLS®) in May. Detached and semi-detached homes in W23 and W24 saw an increase between 10-13% when compared to May 2009. Yes prices are going up.
 
With the changes in mortgage qualification that took affect in April, buyers made their purchases early thereby pushing prices up for detached and semi-detached homes.
 
Freehold town homes in W23 took a whooping 15% jump from 2009. The average price for newer Freehold townhomes is now $285,960. More than 62% of all townhomes that came on the market in May sold. This trend will most likely continue throughout the coming summer months. This is a good opportunity for sellers to get their homes on the market and move-up to something bigger.
 
Freehold town homes in W24 had a lower year-to-year price increase but had a higher average price than W23. Average price of $304.683. Sales for the month of May were only 43% of listings, homes did not sell as fast as in W23.
 
Condo townhomes in both W23 and W24 moved very slowly with 1 in 3 units being sold. Buyers concerned with the high maintenance fees of units and are looking for condo units with fees that are much more affordable.

Condo Apartments took a 11-15% jump from May 2009. Average price in W24 was much lower than W23, due to much more inventory and a larger price range for buyers to choose from.
